Telangana charges stamp duty at 0.4% of the total consideration: the aggregate rent for the whole lease period together with any advance or security deposit. It is a percentage rather than a flat fee, but the rate is among the lowest in India.

On an eleven-month agreement, Delhi's flat ₹100 is cheaper than Telangana's percentage. Cross into a registered lease and it reverses sharply: a two-year lease at ₹25,000 a month costs roughly ₹2,600 in duty here against about ₹6,000 in Delhi. If you are signing anything longer than a year, Telangana is one of the cheapest states in the country to do it in.
Telangana and Andhra Pradesh still share a rate card
When Telangana separated from Andhra Pradesh in 2014, both states carried forward the same lease stamp duty structure. More than a decade on, the percentages are still identical on either side of the border — 0.4% up to ten years, rising in the same steps beyond that.
The registration offices, the portals and the administration are entirely separate. Telangana registers through IGRS Telangana; Andhra Pradesh through its own department. Eleven months versus a registered lease
Section 17(1)(d) of the Registration Act, 1908 makes registration compulsory for leases from year to year, or for any term exceeding one year. Telangana has not layered an additional state requirement on shorter agreements, so eleven months does what it does elsewhere. Stamp duty, however, is payable either way.

The 1960 Act, and the notice period trap
Tenancies in Telangana sit under the Telangana Buildings (Lease, Rent and Eviction) Control Act, 1960 — inherited from the undivided state and covering rent, eviction grounds and tenant protections in notified areas.
For a monthly tenancy in Telangana the standard notice period is commonly taken as fifteen days unless the agreement says otherwise. That is considerably shorter than the one month most tenants assume, and it is one of the few places where relying on custom rather than a written clause genuinely costs you. If you want thirty days, or sixty, write it in.
Telangana Buildings Control Act, 1960
Governs rent, eviction grounds and tenant protection in notified areas. Outside its reach, the Transfer of Property Act, 1882 and your contract govern instead.
Registration Act, 1908
Section 17(1)(d) sets the twelve-month line. Section 49 bars an unregistered lease that required registration from proving the tenancy.

Tenant police verification
Telangana Police requires landlords to submit tenant details, either at the nearest station or through the state police online portal. Hyderabad enforces it actively given the scale of IT-corridor tenancy.
It is not completed by executing the agreement, and the obligation sits with the landlord.
