A percentage, not a flat fee
Most guides you'll read online are written for Delhi, where an 11-month agreement costs a flat ₹100 no matter what the rent is. Andhra Pradesh does not work that way. Stamp duty here is charged as a percentage of the total rent payable across the whole lease term, under Article 31 of the Indian Stamp Act, 1899 as applicable to the state.

AP calculates duty on rent alone — the refundable deposit stays out of the sum. That's a meaningful difference from Karnataka, where the deposit is added to the base and Bengaluru's ten-month deposits push the figure up sharply.
Eleven months vs twelve, on the same flat
Section 17(1)(d) of the Registration Act, 1908 makes registration compulsory for leases from year to year, or for any term exceeding one year. In Andhra Pradesh the money gap between the two is modest — it is the process that costs you.

The 1960 Act, and where it stops
Tenancies in Andhra Pradesh sit under the Andhra Pradesh Buildings (Lease, Rent and Eviction) Control Act, 1960, which covers rent fixation, the grounds on which a landlord may seek eviction, and a tenant's protections. It applies to notified areas rather than the whole state, and carries exemptions for newer construction — so whether it reaches your tenancy is worth checking for your specific building.

Section 17(1)(d) sets the twelve-month registration line. Section 49 bars an unregistered lease that required registration from being used as evidence of the tenancy.
AP Buildings Control Act, 1960
Governs rent, eviction grounds and tenant protection in notified areas. Where it does not reach, the Transfer of Property Act, 1882 and your contract govern instead.
Model Tenancy Act, 2021
A central model law only. Tenancy is a State subject and Andhra Pradesh has not replaced the 1960 Act with its own version.

Five expensive mistakes
