Question 1:  What is Substitution?

Answer:  Substitution of Property is the name given to the process of conversion of Leasehold Property into Freehold in the case of GPA Holder/ Agreement to Sell’s Death.

Question 2:  Who can apply for Substitution?

Answer:  GPA Holder/ Agreement to Sell can apply for Substitution of the property after their Death.

Question 3:  What is the difference between Substitution and Mutation?

Answer:  Mutation of Property is done in the case of Allottee’s Death whereas Substitution of Property is done in the case of GPA Holder/ Agreement to Sell’s Death.

In Mutation case DDA issue the Mutation Letter whereas in Substitution case DDA directly Freehold the property.

Question 4: Whether the Government Dues like Ground rent /service charge etc. can be demanded before processing the substitution?

Answer:  No, Outstanding Dues can only be demanded after settling the issue of substitution.

Question 5:  Whether substitution in case of freehold property is required?

Answer: No, substitution is not required in the case of freehold property from DDA.
