This Rental Agreement is made between Mr. Rahul Sharma (“Owner / First Party”) and Mr. Amit Verma (“Tenant / Second Party”), in respect of the premises at 22, Civil Lines, Jaipur, Rajasthan.
Term. Eleven (11) months from the date of execution, renewable on mutual written consent.
Rent. Monthly rent of ₹18,000, payable in advance on or before the 5th of each month.
Security deposit. Interest-free refundable deposit of ₹50,000, returned at end of tenancy subject to lawful deductions.
Use. Residential use only; no sub-letting without the Owner’s prior written consent.
Maintenance. Minor repairs by the Tenant; major structural repairs by the Owner.
Utilities. Electricity, water and society charges paid by the Tenant as per actuals.
Alterations. No structural alterations or permanent fixtures without the Owner’s written consent.
Inspection. The Owner may inspect on at least 24 hours’ prior notice to the Tenant.
Termination. Either party may terminate on one month’s written notice, or one month’s rent in lieu.
Return of premises. Vacant, peaceful possession to be handed over in the same condition, reasonable wear excepted.
Jurisdiction. Governed by the laws of India; disputes subject to the courts at Jaipur, Rajasthan.
Entire agreement. This document supersedes all prior oral or written arrangements.
IN WITNESS WHEREOF, the parties have set their hands to this Agreement in the presence of the witnesses below.
